Try listing your house 15% higher for sale. Might be snapped up. Ha

Have you seen how much psf the units at AMO (not Ardmore) went for. Even the penthouse at 6 million at amo was snapped up.

You’re referring to AMO in AMK?

As far as selling goes I am planning to move back to the US sometime in the next two years to be closer to my daughter as she’s leaving for college next fall (currently on a gap year). When the time comes, maybe I’ll try my luck!

In the case of Hong Kong it did not solve itself. For decades salaries lagged far behind property prices and now most young people have no hope of buying anything without major family help. This is not a system with natural equilibrium - without the right government policy, developers and landlords can go crazy since housing is an essential need.

If you are still paying mortgage, then you will need to fork out more money to the bank. Interest rates are climbing.
Lucky for me, I’ve paid of the home so don’t need to worry about that.

Housing in Hong Kong is especially interesting - unlike what many may think, over 75% of land in Hong Kong is undeveloped. Granted, some of it is mountainous and not the easiest to build on, but the rest of it is perfectly viable, the government just chooses to enact obstructive policies to ensure prices continue climbing.

makes me think with the increasing property rate, good time to buy condo in singapore as foreigner and then rent to other foreigners and locals, wonder how that's going to play out in the eyes of locals.
To get there early is on time and showing up on time is late

Property is a shitty investment. If you want to invest in property, I'd rather suggest REITs instead. And did you factor in ABSD which is a killer of profits and is even higher for foreigners?

With ABSD there’s hardly any point. Investing in property in SG is a bust, I’d rather invest overseas.

Most investment gurus don't recommend property as a good investment. (I mean people who have achieved billions of dollars through investment - not self appointed gurus who make money by selling seminars and books to tell people how to make money)

This is so true. It’s like a hurdle you have to clear just to break-even… and the property market is not like the stock market, in the long-term, the best you can hope for is low to mid single digit annual returns.

I recently checked my property, since 2011 the compound annual growth rate is just 3.2%, the fact that it’s leveraged helps, but you still can’t come close to the stock market returns since 2011. The equity market has always been, and will probably always be the absolute best place to get the highest investment returns. Properties are more like bonds, you can only expect smaller returns, and you have less volatility.
