Minor repairs: Usually the cap is $150/item (or, used to be), apart from this - it's a standard clause.

Aircon service: Normally, the aircon maintenance is arranged by the tenant so he can choose the company with the price he considers fair. I have never seen the costs of the aircon listed down in the TA like this. $100 is a normal price for a single servicing of ~3-4 units. If you have only 1 aircon unit in your room, it's a robbery.

I'm not sure about how room contracts are usually crafted but you're only renting a room but having to take care of the minor repair for the whole house..? So what if the owner or another house mate damages an item?
