Condo near MRT

Is it more expensive to rent nearer to MRT? Even though there is no malls?

Yes, marginally so, depending on what you are trying to rent.

Definitely, since accessibility is so sought after by renters. The price difference is not too drastic, but there definitely is a difference.

Yes usually so, and even more expensive with malls.
