I moved to singapore in February and took a rental lease for two years(as I had 2 years of validity on my EP), and I lost job in August(Terminated from job). I am unable to find any jobs and planning to move back to my native country. In the tenancy agreement(TA), there is diplomatic clause but it is applicable for 12+2 months (as told by my agent). Could anyone advise here as to how I can convince my landlord to agree on compassionate grounds and return my security deposit?

Base on TA, you should stay until 12+2mth
If the landlord out of good will don't ask you pay till 12+2 mth, it is already consider a win
Get back security deposit, will not be easy.
As the landlord has already pay commission to his agent, Who's going to compensate his lost?

I cant stay 12+2 mth because I am a expat and will be deported, please advise as to how this situation can be handled.

Ask if your agent can help you find a replacement tenant to take over the lease?

Either find a replacement or do a bunk and forgo the deposits etc. They won't chase you overseas.

I havent spoken to my landlord yet, I wanted to know the inputs before speaking to him.
Although I have notified him that I might be moving back to India in next couple of months. I have given 2.5 months of notice.

Currently there is a big shortage of HDBs. If you have rented a HDB, then it is not difficult to find a tenant in this market. You can search the famous
property site and see how many flats are available in your area. If there is a clear shortage, then it should not be difficult to get rid of it. You can post ad yourself in different sites(not this site) and look for tenants.
BTW, how will you go back to India? There are no flights.
