Can one offer a lower price from their
property auction asking price? As their opening price is considerably higher than the open market.

You can always approach the real estate firm after auction if the
property is passed in with no bids.

You could also make a pre auction offer - even if below reserve and ask it be presented to the seller prior to auction. Not likely to succeed unless it is close to reserve. I would see how the auction goes and it the starting price is too high then the seller might be more realistic when you present an offer "by private treaty".
