Condos with large roof terrace are asking slightly below the usual asking price because of the large roof terraces. However, even by paying slightly lower, do you think it's feasible to own a
property with large roof terrace as for the uses for it, I can only see is you can do with it is only BBQ during the evenings.

There are a few issues.... aircon cost for some of those penthouses must be crazy. Also the maintenance of the roof area is up to you - it's not common area.
However I've seen some great roof terraces over the years - some with great gardens and spas and other things. However 90% of them seem to be neglected trash pits.

Oh yes, I've visited some units that were penthouses and they were really warm during the daytime. My grouse is that you can't really use the roof terraces in the daytime because it's just too warm and besides barbequing, I could not figure out other uses to it..jacuzzi maybe but perhaps too costly.
And those I've visited the roof terraces mostly sits a patio set or some deck chairs. Quite sad.

I know someone who bought the cheapest penthouse unit they could find simply because of the boasting rights. Their terrace is a sun trap and completely unused - but its additional square footage was part of the cost. So the actual apartment itself is small and narrow.

Lol on the boasting rights... yup..actual apartment was only half of the square footage the other half going to the roof terrace, I think it's a complete waste. The actual live-in space is quite small and pathetic.. Not only that, you have to pay the same price psf for the roof terrace part.

Most penthouses outside the super districts go for less PSF due to those factors.

I find a terrace can be used in the morning for breakfast, up until mid morning. During the middle of the day it is too hot from the direct sunlight to be out there for very long. Late afternoon it is good to be out there, and the evening is very pleasant.
A lot depends on whether you are an outdoor person. Having plants can help reduce the heat and make the whole environment a lot nicer.

Roof terrace is only good for sunning your laundry, a complete waste of money and PSF!
The developers are unethical to even sell these kind of units.

I would love a nice cosy balcony or small roof terraces, rather than just four walls.
By the way, can you hear your neighbours talking in the balcony? Cos it's quite close.
