Can running from Rental be a reason to be blacklisted?

Hi, can I inquire regarding my friend. He lost his job and can’t afford to pay the remaining rent for his studio unit. He plans to run away from the rental. Would this be a reason for him to be blacklisted from Singapore? and would this also cause a problem if he later on wants to get a Certificate of Cleaeance/ Police Clearance?

No, no.

He may end up with some sort of court judgement but this is unlikely. Even if he does it's a civil court judgement and unlikely to be successfully executed overseas unless it's a lot of money (>$10,000 at a guess).

Bases on his story, he is left with three months. If the 1 month deposit would be deducted he would be just owing 2 months worth.

Any idea on the worst thing that could happen to him if he decides to go back to SG?

He may have to pay all what he owns, plus compensation, plus legal costs, plus interests.

There is also a chance he may be chased in his own country, although for a few thousands I guess it's pretty unlikely, even with selling the debt to some debt collectors.

There have been rare instances of Landlords pursuing debt overseas. Personally I think it's unlikely. I think this is going to be a common story for the next six months.

I think so too, and I wonder how the courts (if it gets to this stage) will see the cases. If someone has still good 6-12 or more months to go. With the current economy and hiring situation it may be very difficult for the LLs to find a new tenant. For the OP with only 3 months left, no major difference though.

Remember some LL's are getting mortgage releif until Dec under MSA rules.

Why not advise your friend to negotiate with the Landlord about vast reduction in rental?

In this unprecedented time, Landlord must have factored in the difficulty in procuring new Tenant and may agree to the deduction.

Keep us updated, it will be interesting to see what it leads to.

By the way: if you think that the clear regulations are going to stop the office/shop space LLs to at least attempt to scr*ew their tenants think twice. I wonder if the property tax relief for the LLs is unconditional or they have to document they provided some relief to the tenants?
