Serangoon Gardens commute to CBF

I am considering a move to Serangoon Gardens. Love the area but wondered about the commute to the CBD. Does anyone have any experience or can share their commute time? I have checked Google maps and City mapper but they don't show private busses or some of the other non public options (grab share, privately arranged mini busses etc). Thanks!

Serangoon Gardens doesn't have an MRT and it's like a mini town of its own, Holland village kind of vibes. I think if by bus it would take 45 min to 1 hour to CBD or cabs 30 minutes, depending on traffic.

Bus 315/317 to Serangoon Interchange (MRT/Bus), 20 min
Bus 73 to Ang Mo Kio Interchange (MRT/Bus), 25 min
From the MRT stations above, you can proceed to the CBD. Travel times may be about 1 hour including walking/waiting time.

For express bus
https://landtransportguru.net/bus534/
534 passes through Serangoon garden way but I am not sure if the destination/route is convenient for you.
I do not know if they are operating at this time due to COVID CB.
