I'm Singaporean, but i've been living overseas for about 40 years. I plan to retire in Singapore and buy an HDB flat. Do I qualify for any grants? I don't have CPF money....

If you have never used a grant before I think the answer is yes. HDB may have an online assessment tool - check on their wesite.

If you never apply any new flat or purchase any resale flat. You are qualify for grant. As for what type of grant, detail you have to check HDB. This is the link for resale HDB

As you mention you does not have CPF and you are away for about 40 yrs. You might have problem getting loan. Prepare to pay cash. Work out your finance.

I think you might have problems applying for loans cuz you have left Singapore for many years.

You might qualify for the Proximity Housing Grant if you plan to live near or with family members in Singapore. This grant isn’t tied to CPF but depends on where your family lives.
