Important clauses for rental tenancy agreement

On a tenant's perspective, what are some important clauses to look out for in rental tenancy agreements? Or importantly to be spelled out?

I guess the most important part to look out for is if there is any changes half way or decided to end the contract early, what is the penalty fees.

And most importantly, take photos of what is default before moving in or else, they gonna push the blame to you and ask you fix it!

Is easy to rent, is not easy to shift out. HAHA

Or do a search of our archives and find out a lot information. It's always been a hot topic so there are lots of anecdotal stories here.
