Resales or BTO?

Hi anyone got any idea getting a resales flat is much better or a BTO flat? (4 room flat)

In fact, my fiance and I had already tried applying for balance flat but unable to get. But BTO have to wait for up to 3-4 years right? We're stuck in between thinking to try getting BTO or just get a resales flat?

Any recommendation or advice? :???: :???:

Depends on how deep your pockets are, how long you can afford to wait and how big a flat (sqm) you want. I like my 30 year old resale as it's big compared to today's shoebox flats. Another consideration is do you want to be close to amenities or wait another 4 or 5 years after you finally get your BTO for people to set up businesses there. Resale flats in mature estates usually have pretty good infrastructures. Lot's of pros & cons to consider.

But if talking about the renovation, will resales flat cost more? As I heard there're some poeple saying resales flat renovation cost more than BTO renovation. Is that true? I have friend trying 2-3 times for BTO, but still didnt manage to get queue. I am afraid I will be just wasting my time waiting and waiting. Too much people applying. Sigh. Yes, too much pros & cons to consider that I am so confused and stuck in between. :???: :???: :???:

Depend the conditions of the resale flat

30 yrs originals resale HDB vs 5 yrs old resale HDB.

Of course 30 yrs old resale HDB reno will cost more.

And also depend what you want. You want a show flat house vs simple house

I am just looking at a simple house with simple done. I am looking more in the west area.

BTO 4 room - start with 250k and above but house sizes small.
Resales 4 room - average min. start with 300k but house sizes are big.

Some told me resales are much more worth due to space are much more wider. Whereas some told me bto are better, as they are newly done. Do you guys all took resales too? :-k :-k :-k

I bought 30 yrs old resale HDB.
Do simple reno. Only those need and have to change.
I didn't change floor titles
I change toilet . It is a MUST for me.

is a 4 room flat too? How much did you bought it at?

I paid $44k COV

Build-To-Order flats are newly designed apartments mass released to meet the public housing demand. Buyers can choose from several locations available. Resale flats are older and most have less than 99-year left on the lease.

A BTO and resale flat each has their own set of benefits and appeal to the different types of eligible applicant.

BTO Pros

1. Compared to resale flats, BTOs are certainly the cheaper option.

2. Design-wise, most BTOs mimic condo designs

3. BTO flats tend to come with added facilities in and around the building

4. BTO flats are now built to be eco-friendly

5. BTO flats take a short time to complete

6. The flat is new and you begin with 99-year leasehold status

BTO Cons

1. Interior of BTOs may require renovations according to applicants' preference

2. BTO 5-room flats are much smaller than 5-room resale flats

3. BTO flats are generally built in non-mature towns making it difficult for couples to live near their families

4. Price is non-negotiable

Resale Pros

1. Resale flats are bigger - rooms, kitchen, bathrooms, living room are all far more spacious

2. Little to no renovation is required if the flat is in a good condition

3. Very little wait time as resale flats can be acquired as soon as both parties come to a mutual agreement

4. Resale flats are in mature estates making it easy for couples to live close to their parents

5. Resale flats in mature estates have established infrastructure and amenities

6. Prices are negotiable

7. Eligible for additional housing grant if you live near your parents

Resale Cons

1. Resale flats are much more expensive due to the Cash Over Valuation (COV)

2. Resale flats are less than 99 years. It is possible to end up paying too high a price because of COV for a flat with not many years left

3. More time may be spent searching for a suitable flat

4. Process can involve several third parties such as housing agents and lawyers

No doubt both BTOs and Resale flats come with negatives and positives; the final decision however, is what is best for you and your family.

I think it really depends on you and your wife's priorities. There are a ton of factors to consider such as renovation cost, location of flat, remaining lease (for resale) and so on. Another important thing is to ask yourself if you're ready to wait that extra 3-5 years for your BTO to be ready.

I had a friend who decided on a 4-room resale flat near Bugis+ with around 60 year lease and renovated it with an interior designer. Overall I think it was a really good deal for her and husband due to the lease remaining.

Buy Good Class Bungalow instead.

Get a resale, it's a really long wait for BTO..

BTO usually will earn a profit after 5 years Minimum Occupation Period.

But have to wait for a long time tho, 3-4 years to get the keys and 5 years to stay before you can sell.

have u considered the third option . rent n not buy at all.

my wife and i are PR so cabt buy bto but can buy resale or condo. we have been PR for 7 and 11 years

we have not bought a flat and just rent . we invest our money and the returns r surely bwtter than most if not all real estate
