SC and foreigner on WHP renting condo

Hi everyone,

I am a Singapore citizen who will be looking to rent a condo with my friend who's a foreigner. He will be arriving here on a work holiday pass that lasts for 6 months, but he will also try to find a job during this period and convert to an EP.

My question about renting a condo is, will we face any difficulties with landlords due to his visa status? I don't see what the problem could be , as I have a long government bond in Singapore to serve anyway and my salary alone will be more than enough to cover rent alone (In the event he can't get an EP within 6 months). I'm assuming this should be enough to allay any fears the landlord might have.

FYI we are planning to stay here long term (at least 6 years).

What do you guys think? Would love to hear from anyone with experience on WHP.

As long as he is on a valid pass, he can stay in SG.

If it not whether the Landlord is ok to allow your friend to stay, the rules also need to allow that

Section : Who can rent from you

These passes need to be valid for minimally six months from the date of the application as a tenant.

From what I understand, the WHP application process first involves an IPA letter, and the applicant has to come to Singapore to collect the actual WHP pass within 3 months.

So lets say my friend comes to Singapore within these 3 months, and we sign the tenancy agreement on the date the pass begins, that should satisfy the 6 month requirement?

If say the tenancy agreement was signed 2 -3 days after the start of the pass, are landlords likely to reject us?

Also another question to add on, what's stopping us from renting an Airbnb long term? For a private property, this would be above the minimum 3 month limit.

This could be a possible option until my friend obtains an EP?

Im not sure if AirBNB is legal in Singapore. You may google and find yourself.

But that was my point in the first post, I mentioned how that I have a long term bond to the Singapore government. Meaning that I cannot run away for at least 6 years even if I wanted to. Furthermore, my salary alone will be more than enough to cover the rent fully.

So even if my friend leaves after 6 months, I will legally still be bound to Singapore anyway. Hence, I dont see why any landlord should have an issue.

If you dont agree with the views here, you should go and approach the landlords rather than asking opinion here. If in case you take a 1 year lease, but leave in 6 months, as per the contract you will lose the deposit + agent fee. So, read through the contract fully. If you agree to stay the entire 1 year, then things will be easy for YOU.
