End of rental

Hi, I am ending my rental lease after staying in the unit for 4 years. We finally saved enough to own our own condo. They agent and owners came today for defect inspection visit and sent me a message that I am to replace 1 piece of porcelain tile in living room that has a hairline crack, to repaint the unit and hire a professional cleaning service prior to handover.

I have been here for almost 10 years. It is unheard of that I have to repaint the walls or engaged professional cleaning crew. The hairline crack on tile is bizarre to me, and I am unsure if it was an original defect. The lease contract in any case did not state for repainting or engagement of professional cleaner. But the back and forth of messaging is causing me enough of stress on TOP of managing the ongoing renovation works and my real work.

They came and turned on all lights at the same time and caused the main breaker box to tripped. That to me is the Owner’s electrical subcontractor shoddy work but that they too expect me to fix it.

The glass stove was original with the condo and I missed the mass replacement works because of work travels. 3 years later the glas start to crack and I do not think that I should in anyway responsible for a product defect, my own fault is I missed the recall.

In addition the Rental agent is related to the Owner. So I feel she is not behaving professional and fairly.

Can anyone help if they have encounter such a overtly lofty request from their past rental experience?

Depeding on the worrding in your TA you can go to SCT to get back your deposit. All of this falls undr Fair Wear and Tear.

Painting would be fair wear and tear with exceptions being walls damaged by you.
Tiles crack due to heat stress here quite often. Not your issue unless it's obvious you dropped something on it.
Professional cleaning is not required unless (IMO) it's in the TA.
Just push back on the bastards.

The only question mark for me is about the stove. Looks like you missed something you were aware of and also did not inform the LL about the damages (cracks)? What sort of cracks?

For the whole rest it's IMHO just to milk you and make you pay to renovate the unit so they can save the money with the next tenant. It all looks wear and tear + some unreasonable request ("professional" cleaning).

Start with making them realize you are not moving out of the country and in case of any problems you are more than happy to settle them in Small Claim Tribunal.

Exactly X9200 - this is the sort of scam they run on expats who don't have time to fight them in the SCT. In this case it may be worth seeing if you can appoint a representative with a POA.
