Franchising a business

Is franchising a home-grown brand in Singapore considered a potential asset/investment? I'm thinking along the lines of Bread Talk group / Yakun Kaya Toast / Old Chang Kee. I'm keen to expand a franchise myself and currently looking for serious investors. Would be good to hear out if there is still potential for newer brands (apart from the few "unicorns" of brands stated above) to venture as a new franchise or going into Malaysia and Indonesia, considering the booming "cafe" industry - which is both a pro and a con.
