THIS is why I refused to let HR handle my lease in the years before. They only want the kick backs - not the hard stuff to handle.

Yep, it is a risky arrangement mainly for the reason, that if the things go wrong, you may end up in suing your own company - very bad if still employed, still not so good even if you quit, slightly better if your all salaries were already paid.
For a company any legal action is always a cost not practical to be recovered. That's why they will try to push the responsibility to the easier prey, their employees.

I have not pay them anything yet. They just send me quotation for the repair/replace. Cost 19800 sgd. LL doesnot want to negotiate. But threat to sue me. Should wait until they sue or go to file SCT now.

Counter sue for the return of your deposit. None of this claim will stand up in the SCT. At worse case you might have to agree on a much lower amount. I can give few examples
1. Small scratchs and stains on the wall. They ask for new paint in hall way, living area and master bedroom.
2. Small stains on 4-5 tiles. Change all the tiles in hall way, living room, kitchen, one bed room.
3. A 1-2 inches stain on the basin. Change the whole counter with new set including plumming work.
In all, almost 20K.
