19800 SGD for what ? Really ?Arwi wrote:I have not pay them anything yet. They just send me quotation for the repair/replace. Cost 19800 sgd. LL doesnot want to negotiate. But threat to sue me. Should wait until they sue or go to file SCT now.

Counter sue for the return of your deposit. None of this claim will stand up in the SCT. At worse case you might have to agree on a much lower amount. This is bull.Arwi wrote:I have not pay them anything yet. They just send me quotation for the repair/replace. Cost 19800 sgd. LL doesnot want to negotiate. But threat to sue me. All of that is 'fair wear and tear'. Does the contract allow for that? An SCT will throw this out. You need (as told you many times before) write a letter in response stating:Arwi wrote:I can give few examples
1. Small scratchs and stains on the wall. They ask for new paint in hall way, living area and master bedroom.
2. Small stains on 4-5 tiles. Change all the tiles in hall way, living room, kitchen, one bed room.
3. A 1-2 inches stain on the basin. Change the whole counter with new set including plumming work.
In all, almost 20K.

For what? Because it's 200 dollars below the SCT cut-off. I'm sure if the SCT cut-off was 25,000 the quote would have come to a magical 24,800 ....ecureilx wrote:19800 SGD for what ? Tell them to go ahead.
I know landlords who tried to get tenants to pay for renovating the whole unit
ah. Like the magical 275$ quote for air con repair, when the contract says costs below 300 are borne by tenant ... makes sense.brian_singapore wrote: For what? Because it's 200 dollars below the SCT cut-off. I'm sure if the SCT cut-off was 25,000 the quote would have come to a magical 24,800 ....
My magic number is 125 - my lease says the cap is $150.ecureilx wrote:ah. I bet you won't. You'll whine and grizzle and somehow justify it internally and help perpetuate this bullshit system by either paying or settling with your company to pay half.Arwi wrote:Thank you for all helpful comments. I will compile them and decide the next step. Will update you once finalised.
