Temporary Housing for 2 months

I am relocating to Singapore in mid-January with my husband and two kids (ages 7 and 4) and will need temporary housing until our furniture arrives and we decided where we want to live. We know we want to be on the East Coast near the kids' school, also near MRT and close to friends in Joo Chait. Does anyone know of a temporary apartment option that fits this criteria? We liked Lotus@Paya Lebar, but they told us there was 6 months minimum requirement.

Is this 6 month minimum a new regulation? I'm finding it surprisingly hard to find temporary accommodation. Even Airbnb has slim pickings.

Our maximum budget is S$200/night. Thank you for any suggestions!

6 months has always been the rule for renting out residential accommodation.

2 months would have to be either a Serviced Apartment or a hotel if you wish to stay within the law and at $200/night I think you can get a decent serviced Apartment , not sure if possible around the Joo Chiat area though.

Airbnb is also illegal here , so whilst the Govt doesn't appear to be strictly enforcing the law on them , one wouldn't want to be the first to made an example of should the Govt come under pressure to do something.

I have heard of enterprising Agents/Landlords who will offer a 6 month contract with an exit clause for when your requirement ends, no idea if this is legal or not, but where there is a will there is a way.

URA did clamp down on short term rental places based on Tips.

Though in tough times few agents are boldly advertising month by month rental in private properties, in some forums and Facebook.. I don't know how they draw up the agreement, per se.

The AirBnB (if yes then why govt allow them to have an office here?)
The owner ?
The agent ?
The tenant ?

The owner, agent, whoever rents it out. It is against URA's regulation to rent residential property for a shorter period than 6 months. ABB = short term rental (normally).

Nope, just my down to earth response to semi-sarcastic question of Martin. Besides, even for the penal code, not always all the parties participating in something criminal are committing any offense.

Anyway, I believe nothing criminal in breaking the URA's regulations. This doesn't mean one can not get fined (for example) or be seen as persona non grata if accumulating this sort of negative points.

I have also a question. I'll work for 9 months next year in SG. What is the minimum rental period for a condo or hdb flat? I heard its 12 months..
Unfortunately my house allowance is too low for airbnb or a Service Apartment.

It's tough times for landlords, its a buyer's market.

You can negotiate a 9 months rental, as minimum is 6 months. If any landlord or agent wants to insert a 12 months contract, just look for another property - easy peasy

The minimum rental period is 6 months. 12 months may be a typical minimum rental period but this doesn't mean you can not rent for 9 months. It's up to you and the landlord (LL) to agree. The only problem is, in Singapore there are many LL who has substantial issues with what the rest of the world calls common sense.

Anyway, you should be able to find something, just remember, whatever the LLs and the agents tell you calling it a "standard" clause or terms is nothing but what they typically wish to have. In reality, anything you and the LL agree is what you may get.

Stamp Duty is payable on 6 month lease?

Do you need to pay stamp duty again if the lease simply continues on month to month basis after initial 6 months?
