Hi all,
I recently rented a room in Singapore. At first, I was impressed by the kindness of the landlord and the room was honestly in good condition and good lighting. I signed the lease.
However, right after the lease signing, the landlord started saying something about not making noise and he was fined a lot of money (20000+) because somebody made some noise. Already, I started to suspect that he is hiding something from me, because no one would be fined a lot of money for making noises. Finally I know, he partitioned the living room into 2 bedrooms and it is prohibited by URA in Singapore. I am genuinely frustrated with the dishonesty of the landlord and his unlawful act. After being mistreated once again today, I finally snapped, I want out and break the lease(which I suspect is not legal, it is in Chinese and is of very poor quality)
I need some advice here, help me guys

And ... if it was in Chinese, as an educated guy, You should have demanded it in English.
No much options for you, in my opinion.

hi, thanks for answering. I think internal partition intending to rent to more people is also a breach to the URA rule.
I am wondering, assuming he has broken the rule, what rights do I have? Can I get the deposit back?

Frankly I am a bit lost in the chronology of events, but generally If what the LL did (or neglected to do) is not affecting you directly there is no breach of the contract. More-over, even if it is affecting you, it has to be rather severe to justify breaking the TA.

Is it short team lease? Is the house over occupied (i.e. no more than 2 people per original number of bed rooms with perhaps 2 more for the hall)? It is not illegal to partition an apartment. If you want some guidance try to speak to the management agent for the property itself and see what their attitude is. We (the MC) don't call the URA unless the above is violated.

Feels like you're just making use of the knowledge that LL is/might be doing something illegal to justify your lease breaking...
