Am i a bad landlord....?

Just got a new 1-bedroom condo in the east and rented it out to expat (Mr K) working here but really bad experience..

Engaged the service of a property agent to look for tenant and he brought Mr K to view my place one week later. Mr K was pleased with the place but asked for it to be furnished with 9 furniture/ electronics (fridge, washer, dryer, sofa, tv rack, 40-inch tv, bed, 2 dining chairs and outdoor chair for bacolny). He also say he will send me some recommendations of brands and models for my consideration. I agreed to his request and signed the Letter of Intent at the same time accepting the $2200 Good Faith Deposit from him.

A week later Mr K texted me to say that he would like me to get a particular brand and model of bedframe and sofa from a certain place. I wasnt comfortable in getting furnitures from where he recommended as i have concern about the quality. On top of that, I have actually fully-paid for everything except the bed and 2 dining chairs. Mr K then requested for me to cancel the order for the sofa and say that he would like to get the bedframe, sofa and 2 dining chairs om his own as he really likes that particular brand and model. After spending the whole afternoon on phone with thr furniture store i placed order from, they finally agreed to let me exchange the sofa for a mattress with additional cost. This means that i am getting a real expensive mattress..

Just 3 days ago, Mr K called again stating some logistic and finacial problems he was facing and wanted me to pay for the bedframe, sofa and 2 dining chairs now. Even more ridiculous, he still insist on the brand and model. Obviously i am not going to accede to his request as i really find it too demanding.. I proposed alternatives to his logistic problem and so he agreed to stick to our arrangement.

Yesterday, he emailed the property agent stating that he will want to withdraw tenancy!! I was pretty upset as i have incurred more than $3k to get the furnitures n electronics he requested for and here he is wanting to back out. I was advised to forfeit his deposit and claim against him for the difference in cost incurred.. Hmmm.. But i am just wondering if thats the right thing to do? I am sincere i dealing with Mr K thinking that he is serious in his intention to rent the unit.. It is so disappointing.

What is the legal status of the tenancy? Is it only at letter of intent stage or the tenancy agreement is already signed?

Also, please explain this: firstly, you said you paid for everything but in the underlined part you phrased it such as this was the tenant who was expected to pay for the furniture.

The TA is not signed yet. Only the LOI is signed.

In the preceding paragraph to the underlined portion i stated clearly that i got all the furnitures and applicances ready (fully-paid for but yet to deliver) but Mr K called to say that he would like to get his own bedframe and sofa because there is this particular brand n model he wants badly. But changed his words later and asked me to get it for him instead 3 days ago.

You are using a letting agent, perhaps you can share what their opinion is?

This sounds out of control. Your agent is not doing the job you are paying him for.

FYI IMO when it comes to beds and mattresses (particularly the latter) I am inclined to say that if the tenant can't accept a decent brand like KingKoil then they should buy their own or go their own way.
