HDB area reccomendation

Hi guys,

Me and my wife are coming to Singapore next month on EP for employment in a local IT company.
Initially i will be staying in my brothers house in Sengkang. During this time i will need to search for a 2BHK furnished HDB house. Prefer newer relatively modern houses

My work location is in Tai Seng
My monthly salary is SGD 5000.
Looking for house within SGD 2000. Hoping 3000 is enough for other expenses.

Prefer anywhere near my work location or on purple MRT line. Can someone suggest locations where i might find houses in my budget.

Sengkang/Punggol would be a good start as you will already be living there, also Pasir Ris maybe.

They have direct bus 58 to Tai Seng.

I work near Tai Seng MRT also.

Tai Seng is serviced by the circle line so Serangoon, Bishan, Paya Lebar would be an option.
Parts of serangoon and hougang would be a less than a 15 minute bus ride to Tai Seng.

Note that 5000 is the minimum salary now for sponsoring your spouse and children. If your salary was lesser by $100, you would have not been allowed to bring your wife here. So that should tell you what is the worth of 5000 SGD salary in Singapore.

That said, you should be able to lead a decent life but wont be able to save anything.

Both Sengkang and Punggol are good places to rent, they are new houses, only problem is there are mostly 3 bedroom houses and many people rent 3 bedders and then rent out 1 room to somebody else. These days rents are falling so you may get a 3 bedroom for 2k-2.2K.

HDB owner are hold responsible to ensure the unit is not further sublet to other people.

Guidelines for Renting Out the Whole Flat
Flat Owners’ Responsibilities

As a flat owner subletting your flat, you will be responsible for:
Making sure the flat is sublet to eligible subtenants only;
Making sure that there is no overcrowding and the number of subtenants does not exceed the maximum number allowed;
Making sure that your subtenants have entered and are remaining in Singapore lawfully at all times (while the subletting is ongoing);
Making sure that your subtenants do not further sublet the flat to other persons;
Making sure that your subtenants comply with all the covenants in the lease and the provisions of the Housing & Development Act and that you are responsible for all infringements, if any, committed by them;
Informing HDB of any changes in the subletting agreement;
Resuming occupation of your flat and ensuring your subtenants vacate the premises when:
The subletting is terminated, or
You are no longer eligible to sublet your flat; and
Surrendering the flat if the flat is repossessed by HDB.

Hougang st 11, Lorong Ah soo (with rent around 2k) are near to Tai Seng with ~20min bus ride
