Where should we consider living? 2+2 family

I joining the 'flat hunt' and will appreciate suggestions! Thanks upfront!

General parameters:

- Budget: 3000-3500 sgd from looking at . rates - I heard rents went a bit down?
- Will work at Beach Road (Gateway), while our Intl. school is supposed to re-open around Serangoon MRT - priority is to keep a balance between work and school distance and also potential access to viable public schools in future in the vicinity
- Size 80-100 sqm - 2 bedrooms min. (we are a 2+2 family, so we need two decent sized bedrooms)
- condo with decent pool preferred, good kitchen a must. Other facilities less important.
- We will not drive a car

Nice to have:
- access to some 'greens', peaceful environment
- access to decent groceries/supermarket and perhaps a food court / hawker center
- public transport access

Also:
- no pets
- no special needs
- no maid (but storage space appreciated)

Might want to consider Woodleigh, 1 stop from serangoon mrt. Ne line to china town interchange at bugis.
Or ne line to doby ghat bus to beach road
Or explore direct bus to beach road.
Serangoon has a nice mall, swimming center, stadium with running track.
To get there early is on time and showing up on time is late

If your work is near Nicol Highway MRT then live around Paya Lebar.

4 or 5 stops on MRT to both locations from there.
Life is short, paddle harder!!

Paya Lebar is a good area to stay. its a convenient location to work in town or CBD area

It's also close to Ubi Avenues 1 & 2 if you are a handyman.

How about Yishun? We looked at a few places there with nice facilities in that price range. Woodleigh is nice too. There's a larger property next to the MRT and near Stamford we looked at around that price range.

How are the kids getting to school? E.g. School bus, MRT, etc? I ask because if it's school bus then approximate driving time matters and "transit time from serangoon MRT" may not. School bus routes and travel times are notoriously hard to predict though so driving time is only an approximation.

East coast area also good. Are you Indian? Many Indian expat stay in Bayshore in East Coast. You will think that you are in Mumbai as 90 percent Indian staying there.

And Mumbai isn't the only India ...

Exactly ... but some arrivals do like to stick with their own kind ... or want to be near their International Schools..

We all get different priorities :) But no - I dont know about school bus right now, which doesnt make it easier, just too many things are in the air, so I guess MRT/Bus takes priority. We are a European/Asian mix family and frankly have no special requirements or considerations in this respect......
