Many of us here are tenants. And a lot of issues raised in this regard are tenant issues, and accusations of wrong-doing by landlords.
I sit on both sides, I'm a tenant here, but also a long-time landlord back home.
The below (which I've been through) is one reason why I'm done with landlording.

I had something similar (although nowhere near as bad) with my student tenants in Glasgow. They once complained that there was a damp in the shower, funnily enough it disappeared once I explained it was just mould and they had to clean it. One of them called to tell me he'd broke his bed "just sitting on the edge playing my Xbox" so I bought a new bed for him and told him to follow the simple assembly instructions...10 months later when their lease ran out the new bed was still in its box and the old bed was held up by piles of Uni books in each corner!
On my inspection at the end of the lease I noticed a painting hanging on one wall was rather low down, so I moved it to find the wall behind had been scrubbed so hard (to remove whatever) you could see the previous 5 paint jobs I'd carried out on the flat!
