Cheapest Aircon servicing?

I'll start by saying that we hardly ever use our Aircon. Fans and open windows are usually good enough. We probably use it for less than 2 hours a month.

The only reason the Aircon needs servicing is to satisfy our Lease terms. So, i don't care about how good it is, i just want a certificate or receipt or to be able to give to the landlord. I want cheap and I don't want a mess.

Any suggestions?

if you know your landlord is an easy going sort, ask him/her to come by and have a visual inspection of the a/c (if the cover is hinged and can be easily opened) - if they are satisfied the a/c isn't used often they may just give you a pass.

print something out (before they come) to that effect for him/her to sign immediately after the inspection.

i've done this with my tenants regularly and i take the opportunity to check out the property's condition. a/cs that aren't used much usually look clean but slightly dusty.

if they don't want to, you've merely wasted 3 minutes and a phone call's worth of money. if they do, you save possibly $75-$90 (for 3 a/c units).

if the a/c is entirely grotty looking, i wouldn't suggest it. the cheapest i've found is $25/unit cleaned.

We use Royal Aircon and Vacuum Services 9139-9291 or 9756-6644. Since we run the air conditioning a lot, we try and have them come out quarterly. Tell them you're not having any problems and just want a regular servicing. They've charged between $70 and $100 for all seven units.

Another option would be to search for service deals on Groupon.com

I used to be in your situation and thought exactly same way. Just a word of caution, some vendors market the quarterly package contract at a cheap rate for such tenants. Once you sign, they will hit you up for chemical clean, gas topup, etc etc. If you decline to pay the extras they might threaten to mark it as a note on the receipt (indirect pressure/threat as your landlord might ask for these receipts later). So in my experience it might be better to use a contractor on a pay as you go basis, only if comfortable with their service after 2-3 times before considering to sign a contract.
