So, what the deal with Enbloc?
Rumors are circulating in my area that the government have earmarked our postcode(s) for redevelopment, and that everyone will get moved to Bukit Brown once it's ready. (How people got this info, I don't know.)
What I would like to know is how does it affect me as a HDB flat owner?
If I own my flat outright (which I don't), how will I be compensated? Is compensated even the right word? I'm hearing we would lose out financially.
If I still owe money to on our loan to HDB, is the answer any different?
Apologies if there are threads that already cover this in detail.

They call this SERS (Selective End-Block Redevelopment Scheme). When I read about the few blocks where they implemented this, I thought it was a good deal. They were given the option to move to a brand new HDB with a new 99 year lease and other options. Many people still complained due to sentimental, location and business reasons. The fact this is mostly seen as a good deal forced the government to issue a warning that most HDBs will not be redeveloped through SERS.
I am not sure if there are differences in treatment between SGCs and PRs.

Thanks. I'm more worried about how HDB compensates residents. Would it be less than if a person sold the
property as a resale flat? We bought in at the time when prices were peaking, just before cooling measures.

How do you spot potential enbloc properties? Freehold? Really old?
With the increase in ABSD, it seems like developers are going slow and pickier...

There are real estate agents who specialize in finding these properties.

Looks like enbloc sales has died down. Hardly heard of any enblocs late.y

As a contrarian I think they will kick off in a year or two due to pause on development and maintenance in older blocks pushing owners to be more...
