need ad advice.
My tenancy is expiring soon and wish to renew ,but have 2 agent are involve ( present landlord and tenant) so we need to pay the commission?

I am renting a room within a HDB flat, living with landlord.

The 1-year contract was ended in December 2017. I continue to pay rent to the landlord. Nothing was signed to extend the tenancy.

My questions are:

1) Is my landlord breaking any rule because nothing was signed to extend the tenancy?
2) I paid 1-month deposit when I moved in. How long is the notice period - if nothing was agreed before?
3) I am worrying that my landlord may withheld the deposit when I moved out. What should I do? Shall I ask my landlord to sign a new contract with me? Apart from Stamp Duty, what do I have to pay for signing the new contract?

Actually looked this up some more, and what I keep finding is:
In some cases, this form of tenancy can last for years with the tenant continuing to pay the same rent as stipulated under the expired Tenancy Agreement but it can be ended at any time by either the landlord or tenant without providing a reason.

This doesn't relate directly to fixed-term lease as what you signed, so it is always better to renew the contract - you can make a 6 month contract that reverts to a month-to-month contract when it ends.

Let him/her look at the contract, usually the Landlord will pay the commission on their part and no need on the tenant part, however if OP involved the agent then need to pay the commission on their part; Post above said "2 agent are involved".

If that's not the case, OP needs to write clearer.

50 bux says "2 agent are involved" because the agents are trying to scam the tenant into paying both of them.

I need a clarification.

I rented a master room in Circuit road. The main tenant said the condition is 1 month notice and no minimum lease. But I left the place in 2 months. I gave notice on Feb 21st expecting I'd only have to pay upto March 24th. But the guy demanded full month rent saying tenants will only join them on April 1st and nobody will join before that (like it's my problem?). I had to lose my money more than I had to. I actually vacated on March 3 itself. Is this normal or was I cheated?

Then you should cover the bit from 24th to April 1st.

Really? How I could've avoided this additional pay? Like even if I gave notice on Feb 10, I'd have to pay till end of March? Doesn't sound right.. :o

Need some guidance. My existing flat lease is from June 1 2017 to May 31 2019. I have decided to renew for an additional year but the landlord's agent is insisting that the renewal is dated from May 31 2019 to May 30 2020 because "of standard practice" and "HDB rules". But imo this is basically forfeiting my final day of the original lease.

What is the normal practice here ?

Whatever date you decide to put in the lease is the governing factor. The agent is full of crap.

The agent is also an idiot. Your lease says you have possession of the property through midnight of May 31, 2019. Therefore, the earliest date that it can be leased again to anyone, including you, is June 1, 2019. Tell the agent if he continues to try to double bill you for May 31, 2019, you'll file a complaint against him.
