One thing I’ve done on several occasions is just drive into Sentosa Cove and have a look around. In case I’m asked by security, I just tell them I’m visiting a friend who lives at one of the condos — sometimes they won’t even ask… security really isn’t that tight and seems to have gotten more relaxed over the years. Still, it does have a uniquely exclusive and relaxed vibe.

I’ve known a few people who have lived here… some like it and some don’t. The ones who do like it don’t care about having conveniences and amenities nearby, and they also don’t mind the higher humidity and mold that tends to be an issue for those living there. Personally, I wouldn’t mind living there, but wouldn’t be willing to pay a premium to do so.

For foreigners looking to buy landed property in Singapore, I believe Sentosa Cove is the only option… so there is that.

I’ve also driven over to see the competition across the causeway like Senibong Cove as well as Putri Cove. Not a big fan of either, as you can get so much better value for money nearby with good resort-like facilities. I mean, if you are going to make that kind of compromise and live there, might as well make it count.

If I had to live by the sea, it will be Sentosa and not in the east coast where I'll face the highway with constant traffic and over-priced houses. It has lovely vibes and just doesn't feel like in Singapore...and probably the only housing estate that allow buggies..which I think is cool.

I think Sentosa property prices will be the next ones to rise further, cos if you look at condo prices, it went up therefore people went and bought landed houses, and now landed houses prices have shot up, people go for commercial properties and prices also have gone up.

Next in the line, I would think people will find mainland houses very expensive (easily $2000-$2500 psf for new projects) so they will probably look to Sentosa properties. Resale prices in the mainland have also gone absolutely crazy.

I can definitely see why many people are drawn to Sentosa Cove — the exclusivity, the waterfront views, and that resort-style living are hard to beat. It feels like you're on a permanent vacation! It's ideal for those seeking quiet luxury away from the city. However, it may feel disconnected for those needing easier access to public transport and amenities. This poster is from the Philippines. If I had to SWAG it, I'd guess that the these posts get made by people whose first language is not English, but who have some English language proficiency. They construct a basic answer, then run it through ChatGPT or some such, to get a lovely piece of prose, then post it without realizing how stilted and artificial it is.

AI is a double edged sword. I mentor Afghan refugee students. I can usually and instantly pick out AI generated prose, sometimes by asking, "Do you really know a four syllable word?"

OTOH, these students have learned an amazing amount of English in the two years that they've been here, and I can't fault them for using AI as a means to improve their own writing skills. We've found a middle ground... we work with our students to construct thought bubbles... basic sentences that convey what they are trying to say, then string them all together to create a basic essay. Then we run that through AI, asking it to rewrite at the level of a senior high school student. What comes out is useful and enables a student to communicate an idea that limited language skills would otherwise prevent.

My biggest doubt about Sentosa is, I just don’t see Singapore being a genuine lifestyle destination for those with substantial net worth. The main attraction is tax avoidance, not some idillic way of life. Maybe if you squint hard enough you can fool yourself into thinking you are… especially if you haven’t travelled the world. But for the genuinely high net worth, I believe they also reach a point where taxes just don’t matter so much anymore, and life experiences are a bigger priority.

Now that we’ve moved back to the U.S., we live about 10 minutes drive from the Pacific coast and enjoy near-perfect weather year-round (I never sweat, unless I’m working out). There is an overwhelming abundance of leisure possibilities all around and I see a lot of high net worth people truly living it up here… I can’t say the same for my decades living in Singapore.

Not saying lifestyle in Singapore can’t be good, it just doesn’t strike me as a playground for the truly wealthy (8 figure net worth and up)… there has to be other draws or a simple lack of exposure to the rest of the world that pulls them in.

The popularity of that narrative seems to be inversely related to wealth. The truly wealthy are very mobile and can afford to live in the safest neighborhoods in any developed country.

Personal safety seems to resonate most with those who are less well off — in fact, they almost cling to it as a way to justify the high cost of living which is a struggle for them… but at least it’s safe! That is what I have heard countless times when speaking to locals & immigrants from Malaysia and Indonesia especially.

I have been bumping into a lot more truly wealthy Asian immigrants here on the west coast of the US and they don’t seem a bit concerned about safety (I honestly wish they did sometimes).

I beg to differ. I agree that HNWIs aren't drawn to Singapore for its fertile investment environment or friendly tax regime, by and large. They got to where they are without Singapore after all.

I believe at this point in their lives, what they value most for themselves - and their family - is immunity to crime, i.e. the ability to live your everyday life in complete peace. Singapore is one of very, very few countries where you can feel totally safe. Sentosa's crime numbers are probably a fraction of that of Singapore still. QED.

If you can afford to legally buy your way into a country, then I reckon Singapore is pretty much #1 for the nosebleeds.

That said, I doubt they live here full-time; they probably have a full-on quiver of backstop golden visa stashed all over the shop. Anyway, that's what I'd do.

No place in the world is totally insulated from crime, but there are plenty of low crime areas in the world if you don’t mind living in a bubble… which is what Singapore is. There are many secure, affluent enclaves globally… I feel that any marginal safety gains in Singapore aren’t worth the squeeze.

We have passed the one year mark since we left Singapore and we have had zero safety concerns the entire time. Yes, we take a few additional precautions, but it’s not cramping our style. We pay an expensive premium (similar to what we paid in Singapore for housing) to live in a highly secure complex in a good part of town.

I have to believe that taxes and political stability (rather than safety) would be the top motivators for most HNW transplants to Singapore. However, there is a lot of speculation around some kind of wealth tax being enacted in Singapore. That would throw a big wrench in HNW legacy planning.

One safety move that I’m not sure is appreciated enough, the wealthy can use CPF as an insurance policy, because the funds are legally untouchable by creditors and lawsuits in bankruptcy — it’s an effective guardrail against being completely wiped out.
