don't use a lawyer... at least, not yet. you likely won't get reimbursed by the LL for the (full) amount spent on the lawyer (s15 of state courts act or EJD). get a debt collector... otherwise... (do this under s16 of state courts act) go to crimson logic/lawnet and commence enforcement action yours...

i've re-arranged your message. I've been coming to/from Singapore for 10+ years, spending 10+ weeks/year in Singapore since 2011. This year I am 4-months into a 6-month stay. Having been in/out of Singapore for years, I do know the basics. Super expensive housing and cars, oppressive heat year round...

X9? other than the tmax/burger, try the srv too. i know the practical choice is the tmax, but the aprilia was really a very fun ride. there's none of that x9's electric centre stand goodness (i still miss it to this day) but fwoah! what an auto V twin it is - loads of grunt left even at semi-legal h...

i've ridden the the 2015 (or 2014?) nc750 in a parking lot. it felt like i needed some time to get used to it. but i loved the storage. the AT/MT mode is nice to have in singapore and one of the main reasons why i was interested in it... i felt it should have come with dual disc front, but it didn't...

it's not difficult to do it by hand either, and allow the agent to take a photo with his smart phone when done. keep the original. (you can add a meter reading in if you haven't already gotten SP to come take a reading) it doesn't have to be unnecessarily detailed. 1 sheet of A4 paper and a pen. ===...

IMO, the photos by themselves are useless - with or without an agent in them. if the photos cannot be proof, then surely any damage that occurs during the vacancy period cannot be pinned onto the tenant? (i do not imply that photos should not be taken, but it's not technically possible to video or p...

also, the commission is not a fixed sum. so if there was no agreed sum, there is no money to be paid.
