the easy way to tell the agent represent which side is, the last contract who paid the commission.
If you and the landlord, both side paying to the same agent. Then something not right.

If pasting a notice is the norm and if there isn't one in this case, I'd probably check with the MA if I were you. I dont know about condo. But HDB is a must. Many years back, my colleague (Senior Engineer) from China office ask for transfer to Singapore office. As he heard can apply PR after staying 6 mth.

HDB dont allow sub-tenant. Assume TA have OP and ST (Sub--tenant) name. OP sign the TA and submitted to HDB and pay stamp duty. When renew TA, should be same OP and ST.
