WD40 has a point. Also don't bother with all the crap they ask for like aircon cleaning every 3 months and marble floor polishing on departure. It's far cheaper to surrender the deposit in some cases. Exactly :) That's what I do. I do servicing of the Aircon finally just before leaving and use that...

I always negotiate hard before renting and then write-off the deposit. Over a 5 year period loss of deposit is no big deal considering how much you spent on rent. Just divide the deposit by number of months. I bet it is not even 5% of the rent. What?? :???: This time I got a huge 5 room corner HDB ...

I cant deal with people. There is no way I can hire a maid or a driver. It would be easier to have a robot.

Open an interactive brokers account. Fund it with Canadian dollars. You can then convert it to SGD at near spot rate. You can then withdraw it to a Singapore bank account.

Well, if he has issues with the unit or not happy with the lease why would he sign the LOI? Signing the LOI basically forces the landlord to hold the unit for the tenant until the agreement is signed by the specified date. I can't imagine tenant refusing to sign the agreement unless his circumstance...
